The washing machine waste has been installed with no drop down in the pipe (pipe too short for run) therefore washing machine seems to be sucking water out of sink trap when draining causing a smell. Removed washing machine and adjusted waste pipe as best as possible.

PLEASE NOTE - This may not cure the problem with smells from sink? Estimate attached to install washing machine waste into independent stand pipe, rather than a spiggot attachment to sink trap.

3rd Visit: Return to touch paint wall above window. On arrival,found the some stains had bled back through above the window. Managed to gain access to flat above, shower seems to be being used extensively, problem with tiles around bath and with ventilation, remedial works needed (pictures attached)
